5 Easy Steps:
DOWNLOAD VACATION RENTAL AGREEMENT
FULL PAYMENT: We do not accept partial deposits or partial payments to hold dates. Our vacation houses are popular and book quickly. Reservations require full payment and completed signed agreements. Booking will be granted to the first party that completes the payment and signed contract first.
SECURITY DEPOSIT: The security deposit is $2000 and is 100% refundable if the home is returned in the same condition in which the home was received. The security deposit is paid upfront and deposited. Refunds are issued 14 days after date of check out. Additional details available in the contract.
Groups with young children and house trained pets are responsible for their activities and treatment of the house. We recommend that you monitor the use of crayons, markers, stickers, and food.
TRANSACTION FEE: There is a 3% transaction booking fee assessed on the total cost of the rental. This is for handling and processing the contract and payment. It is possible for this fee to be waived if paid in full by Money Order and sent via Fedex trackable mail.
PAYMENT OPTIONS: All major credit cards accepted via Paypal.com. We do not accept personal checks for short term rentals. Long term executive rentals with stays of 3 months or more we do accept checks.
CANCELLATION POLICY: A $150 handling fee will be charged if canceled greater than 60 days prior to arrival. $300 deposit forfeited on cancellations 59-31 days prior to arrival. Full payment forfeited on cancellations made within 30 days of arrival.
CHANGE FEE: There will be a $100 handling fee charged if change in a unit or date is made.
CHECK IN & CHECK OUT TIMES: Check in is at 3pm and check out is at 10am sharp. The property manager or owner will greet you at the property to check you and your guests in. The property manager will walk through the house with you, provide the house keys and answer any other questions you may have.
MEETING THE PROPERTY MANAGER: Please call us at least 1-2 weeks prior to your arrival to schedule a time for the property manager to meet you and deliver the keys.
LATE CHECKOUT: Regular check out is at 10am. If you are interested in a late check out you must check with the property manager in advance to see if this is possible. If late check out is available, the guest can stay till 3pm and will be assessed half day rate, or 50% of the nightly rate.
The cleaning team and property manager are normally scheduled to arrive at 10.30 am in order to prepare for the next guest’s arrival. At that time, they also assess the condition of the home for the security deposit.
RETURN GUESTS DISCOUNTS: Returning guests who have booked with us previously will get an extra discount depending on the duration of stay. Please inquire for more details.
